If that realtor showed you the property, you may have to wait a lot longer than you think to cut her out of the deal. Most listing agreements require that the seller pay the full commission to the agent if the agent showed the buyer the property, irrespective of when the buyer actually makes the offer.

Granted, it may not mean a thing to you (as the buyer), but the seller could find herself owing the agent a lot of $$ if she sells to you.

Hi!
I looked at a house that the owner is getting divorced,and the price is discounted. I know that the listing is going to expire in a few days. I wanted to make a creative offer through the realtor, but she’s not being too cooperative.
I’m thinking about waiting for the listing to expire and then to approach her. Is that a good idea, and how should I go about it??
