The deed gets recorded, not the trust. A person can be both trustee and beneficiary.

I read the articles on how to beat the due on sale clause.
It stated that we can have the seller transfer title to a living trust. Then name the buyer (investor) as the beneficiary, but that doesn’t get recorded. My question is:

  1. Can buyer be both trustee & beneficiary?
  2. How can buyer or investor make money upon selling this home, if he never recorded the document that says that he’s the beneficiary?
  3. What documents get recorded then?
