I want to play safe and seek a legal attorney with experience to form the LLC and transfer the assets into the LLC.
The online llc are highly unrecommended by many members here (there should be thread below).

I’ll be meeting with my CPA to form a LLC to put my IP into one LLC. He said the service fee is $1000. I live in Los Angeles County by the way.
Is this too expensive?
Would it be wiser to seek a real estate attorney to help writing the LLC agreements rather than the CPA?
Do you own your LLC as a single owner or do you add your spouse too?

The fee is a little high. I don’t see an atty offering a better rate. There are a number of companies online that offer inc. services for around $200.
It’s really rather easy. You may want to consider doing a little research and doing this yourself.
