Try these folks… mainstfinancial.net
They state that they have an 85% ARV purchase/rehab with no down payment requirement. Perhaps you can get where you’re going without the large out-of-pocket.
They also have a 100% LTV cash-out re-fi with no seasoning requirement available.
Ask for Tom Lowry.

I will purchase properties with cash and then looking to cash out up to 85% of appraised value.
Does anyone know of a lender/bank that does this type of financing
