There is a friend of mine buying 2/1/1 for $30,000 where fmr in this area is $500 for 2 bd.He then converts the garage over for 2 more bd at a cost of $2000 and rents the house out section 8 at $840 a month with a + cash flow of over $400 per month.Sounds like a great plan,anybody else having alot of success doing this.
