I’m trying to get my feet wet here,and have some real concerns-hoping for encouraging advice. I’ve been told that the days of a 1.0%-1.3% rent to value ratio (C.S. suggested target range) are a thing of the past in my area, Utah. I’ve done some research and found that it may be true. We seem to be at about .8% average. Does this just mean I need to be more creative? There also is a higher vacancy rate than there used to be but I don’t know what it is. I’m very concerned about purchasing a property and not finding tenants. Maybe I’m just paranoid (and obviosly inexperienced.) Please help. Any input would be immensely appreciated. Thanks in advance.
