That depends… on how badly they want (or need…if they’ve signed a contract on the new one already) to move.

Charlie France tells the story of one seller who’s wife wanted to move NOW… or actually MONTHS AGO… and she had already packed up the house (months ago) and refused to unpack. They listed with a realtor (that’s when she started packing) but after the listing expired with still no sale, she was determined they were moving. The boxes were not unpacked. It got to the point she told her husband she was refusing to prepare even one more meal for him and their teenage son in THAT house. She meant it. Husband wrote a check to PAY Charlie, etc., to buy the house so they could move into the one his wife wanted immediately.

That is a motivated seller!

So… yeah… it just depends on the individual situation. Get in front of the sellers and get to the root of what they need, then determine if they are motivated enough for you to work with.
