Your questions revolve around the double closing, which requires the right title company. If you are getting resistance, you are talking with the wrong title company, plain and simple. Double closings are done in escrow, exactly the way I describe in my courses, in every city every day of the week. Yet, every day, someone says, “my broker, banker, title company, attorney says we can’t do that.”
My answer is always the same - find another title company, banker, broker, etc. Everything in creative real estate revolves around having the right players on your team. Trying to do creative real estate with uncooperative players is like trying to play hockey with a basketball player… they tend to slip on the ice.
