Well first, the security deposits are small, if any.
Second, interest on the security deposits probably
wouldn’t break double digits. I’m more intersted
in the 3-star program that Jeffrey Taylor recommends
as it has much more incentive for a resident to
pay on time, in full, and keep his place in good
condition…

For those of you familiar with Jeffrey Taylor (Mr Landlord),
has anyone implemented his 3-star program idea? I am
considering it and wanted to hear from others that might
already be down that road. It consists of ‘rewarding’
tenants who pay on time and in full once a year. Simple
rewards like gift certificates, some upgrades, etc.
Just wondering if anyone had any stories out there.

We’ve been using it for four years, and it’s great. The tenants like it (they’ve never had a landlord that treats them like a client instead of a suspect)and it keeps them long term. It costs almost nothing, especially compared to replacing tenants. We give them a choice between a professional carpet cleaning and a whole house cleaning once a year. Both cost us about $125. Give it a try. And if you’ve never heard Jeffrey Taylor speak, don’t miss the Dallas convention. He’s a fountain of ideas and entertaining to boot.
