Closed on that house Thursday. Had to have the title company stay past their usual time because I had to work til 8:00 (only 12 more days). Seller didn’t care. She took her $32,000 check and her second mortgage for $18,000, hugged my neck AND asked me to do her taxes next year because she doesn’t know anything about that 4797 or 6252. The investor who bought the mortgage told he he had never done one like this, but figured he was getting a good deal, thanked me and went on his way. I pocketed $2705 after paying all closing costs and everything else. Called yesterday to start my ad on Sunday. I’ll keep ya posted.
