Raleigh and Wilmington are both tough areas to get a positive cash flow out of rental properties in decent areas. Both areas have good (and consistant) appreciation which is driving up the competition. However, if you get half an hour or so out of town, it’s pretty easy to accomplish this. I live an hour east of Raleigh and there are quite a few active investors from Raleigh in my area.
