Raleigh and Wilmington are both tough areas to get a positive cash flow out of rental properties in decent areas. Both areas have good (and consistant) appreciation which is driving up the competition. However, if you get half an hour or so out of town, it’s pretty easy to accomplish this. I live an hour east of Raleigh and there are quite a few active investors from Raleigh in my area.

Quick question for you NC investors. What do you think about the market out there in the Raleigh, Charlotte, Wilmington areas as far as cash flow goes?
I currently live in San Diego and am considering a move to NC. I’m in the preliminary steps of doing my homework and I figured some actual investors should have a clue on what’s going on out there.
I realize it’s a pretty broad question and I appreciate your opinion.
