Ok, so we’ve been strung along by a local lender here in Indy for a couple of months now and it’s just fallen through again. Basically, we called this guy 'cause his ad says ‘7 day close’ and ‘no doc’ loans supposedly with no pre-payment penalty. He was also supposed to do 100% financing, which also has fallen through. Also, he didn’t pull their credit until 2 weeks ago, when we applied with him 6 weeks before that, so he’s basically been unprepared and hadn’t done anything towards the loan until 2 weeks ago.
My partner’s FICO is 686 and we’re trying to finance a property that I bought subject to, except that the deed wasn’t properly recorded. Essentially, we need someone who can do the loan and close fast at this point, since we want to cash out the original sellers. The title work is ready, the appraisal is ready (I think), and if we can go stated, we can bring 5% of the purchase price as a down payment. The purchase price is $100K. We have a purchase agreement etc. If you know of a good loan specialist who can get this done ASAP…without postering and posing…a real closer, OR a private lender who can get this done then please email me their contact information.
