In my 9 years experience with evicitons in local JP courts, 3 days pay or quit notice is not good enough. I know, that’s what some states require, but not Texas. You have to give an uncondtional notice to move out, without offering an option to pay, if you want your eviction hearing to be smooth. That does not mean you can’t accept rent later.
