There is a lot more to getting a mortgage than just a credit score. There are a lot of other compensating factors such as LTV, Assets, Income, Income Stability, Income Source, Charachter of the Credit, Documentation type, etc…
Your FICO is very doable but need the other info to get you the best deal.

I have a FICO of 549 due to too much credit card debt but I do have a good payment history. Am I better off going to a hard money lender? How is a traditional lender going to view me? Do I have a chance at a credit line? I do have a fair amount of equity in my home. Thanks!
