Nancy,

There are lenders who will lend up to 80% LTV on non owner occupied properties. Find a seller willing to take back a 10% second or better yet, get them to reduce their price to 80% of FMV. If you need help finding a lender, let me know.

Hi:

My husband and I sold a rental condo a couple weeks ago, and are doing a 1031 exchange, so the clock is running. We live in southeastern NC and are looking at income producing property in northeastern SC (Myrtle Beach area) and NC mts. We are trying to find 90% financing for 30 years on income producing property. Any suggestions?
