Pick up a sunday paper and look in the “money to loan” section. There should be some lenders available that will loan on the property based on the property itself.
When you find them or before write up the deal @ 35K Cash “Subject to acceptable contractors bids for work”

The sellers own a SFH worth 70K (based on market analysis). It requires about 7K in repairs. They owe llK and insist on cashing out at 40K, and won’t consider any creative terms.
How can I raise the 40K without going to the bank?
Is there a way I could use “note brokering” to structure this deal?
