I like your idea. What I would ad is to put that letter into a postcard form and at the top put:
QUICK CASH FOR YOUR HOUSE. Not only does this save on postage, but you know that the postcard will not go unopened. One last thing, I would print the post card on bright colored paper that way it sticks out and really cathes the owner attention.
