Hi Eva,
Sean has the right idea. Get with your buyers, make sure they are approved for a loan, make sure your contract with the seller says buyer is you and/or assigns, get your buyer under contract, get with your lawyer or title company and set up a simultaneous closing, close the deal and walk with your profit.

If you have excellent credit you don’t need a hard money loan you can go to your mortgage broker and if he is good at his job he should get you 100% financing on this deal. I’am not in Florida but if you need someone in Florida let me know I will see who I can send you to.
