I did a search under warranty deed here on the board, and learned alot!

I think we’re going to get the William Bronchick course or the ABC’s to Subject To’s before we get started just to make sure we are doing everything correctly.

Hello everyone,

I love this site!

I’m new to REI and after studying an RE course, about ready to start marketing for houses. We would like to do subject 2’s, L/O and flipping. I have a few questions.

In my course, it states to record the Quit Claim Deed with the recorder’s office. But, after reading this site, I have found that others are using other forms (land trust, warranty deed, etc.) and not recording the deed.

Can we start with just recording the Quit Claim Deed? Are there problems with this method?

Also, has anyone purchased a personal residence using subject 2? Did you tell the seller you would be occupying the property?

You want to buy with a Warrenty Deed
and sell with a Quit Claim.
