Multi units tend to attract people who don?t stay as long as single family homes or condos. Also there are several unexpected expenses involved with multi-units such as you pay for all the water, trash, sewer, common area lights, Gardner, etc. I have been a landlord for over 25 years and would suggest a beginner start with single family units.

-of course it depends on the person specifically. I know property management plays a more important role than other options.But should one venture into a multi-unit deal BEFORE he or she flips/lease-options/buy-then-sells,etc.? I have heard one should do the latter before entering into a multi-unit deal. Get your cash, THEN your cash-flow. smart? Why?why not? What have you done?what would you do/suggest? Any advice for THIS “newbie”?
