I have found a Tri-plex FSBO for $185,000. The Owner
said he would carry a small $10,000. Mortgage, so I went to a Mortgage Co. and they Want to charge 10.75%-11.75% for
non owner occupied is that too much ?
the property brings in $1950 a month,it could be 2000 or more the most I can afford is 9% any ideas out there ?

10.75% seems a bit high. I just recently was quoted 8% no points on a 30 year NOO and 7.5% no points on a 15 year NOO (both were 10% down).

Today, Countrywide Home Loans quoted me 7.375%, 30-year fixed, and 90% financing for SFR and Townhomes (80% financing on condos) – with 1.5 points.

That seems kind of high to me now. I’m working with Karp (whom I met in Dallas) and I locked in on 7 5/8% NOO with 10% down… Maybe you should give him a call or respond to one of his posts. Or email me for his phone number.
