Note for Sale - Posted by Kevin-Baltimore

Posted by Kevin-Baltimore on November 07, 1998 at 19:22:53:

I need to raise some cash in order to pay for the
down payment and closing costs on a deal. However, my
dilema is that I don’t have the cash, but I do own
a rental property with some equity. I was wondering if
it was possible for me to create a $10k note and sell it
at a discount. And if so, who would be willing to buy
it and for how much.

Please let me know… Kevin-Baltimore

Kevin, I buy and sell lots of notes and would be happy to look at yours. However, be aware that most notes like that go for about half price, approximately. Let me know if you want to talk further.

Sydney:

I’d be interested in knowing how you would know that notes likes Kevins sell for about half-price??

Wouldn’t you need to know the LTV of any existing financing, along with the combined LTV of the new note with the existing financing?? Wouldn’t the interest rate and maturity of Kevin’s note come into play as well…not to mention many other factors??

If not, email me…I’ve got some notes I’ll sell you at half price.

Cmon, Jimbo, I’ve seen some of the notes
you have and didn’t we agree to about 10 cents
on the dollar for the best of your lot?!? hehe

Thanks,

karp

BTW: I still will buy that one 2nd at 125% LTV w/ all payments in default (none were made) and the buyers in jail if you haven’t placed it yet…
