Now What?


I recently got a small 2bdrm in ready to show shape in a decent neighbor hood under contract far below market value. House has new kitchen, new bathroom, all new carpet, clean basement, newer windows, etc.

Can I now hang out a sign in front of it that says for sale? Can I advertise
it for sale on Craig’s list even though my intention is to assign my deal over to the new buyer for a fee?


Of course you can. Your contract gives you an equitable ownership in the property. If you advertise it to investors, there’s no problem being straight up with your position. Just assign your contract.

If you are trying to sell to an owner occupant, it’s a little trickier. You have to do a double closing.
