I’m looking to buy a 4 plex, verfiying taxes & utilites are a phone call away. I’m wondering what others use as a guide for operating expenses.
We have a SFH that doesn’t hardly uses 5% of gross rents. The multi sucks up 40-45% of gross rents.
I’ll be managing the 4plex myself, but hiring out most work. I realize it’s better to be pessimistic, but after looking at several properties, nothing supports itself, even at 20% down payment and 10% operating expenses. Opinions please…
