I don’t know, I still think you will get calls from the “only curious.” Why don’t you try a different approach and catch them when they call in. Maybe you could leave a message on your machine that says “Thank you for calling… blah, blah, blah (give some info about company 1-2 sentences).” Then at the end of your message say something like, “Please only leave a message if you must sell your home immediately and someone will return your call… yada yada yada”
Let the machine do the weeding. If you don’t like that idea, when people call, take control of the conversation and if they don’t seem motivated, politely cut the call short and tell them to call you when they decide to sell. Don’t waste your time trying to talk people into a deal.
