I would assume that Peter is the buyer, not the seller.

Does anyone know where I can get an option agreement document that allows the seller to continue marketing and even sell his property during the duration of the option?? Thanks.

Peter,

I don’t think you’ll find many takers on any of your offers if the lessee runs the risk of you selling it from under him. After all if he is lease optioning the property from you, he has the right to buy it after a predetermined period of time. You are bound as the seller to sell the property to him. He can decide NOT to buy after his term but you as a seller MUST sell if that is what he decides. A Lease Option is a unilatteral contract binding on the SELLER!
