Appreciation has slowed there recently but it is still pretty good from people who cannot afford to live in the LA basin. Horrid commute but some people are willing to do it. Most likely prospects are people who live in the San Fernando Valley.

I work a lot in the Lancaster Palmdale area and find that values are finally getting back to normal after the terrible recession of the last ten years.
I’m finding that Realtors there are getting real chunky from the onslaught of business. For a long time nothing was happening and the 3rd party trustee co-beneficiary land trust conveyance was a godsend to them; however, our business from Realtors in that area has slowed to a tricle at best since the market has come back full bore.
