I am going to L/O a mh on an acre of land in a few weeks. This will be a popular mobile and I will have many applicants.

Should I take an application fee to weed out the “tire-kickers” that are not serious? Also the less desirable candidates?

I would be working from home, and don’t know how this would work through the mail.

I just don’t want to talk on the phone to 93 people who really can’t afford or don’t really want this place.

One way you might cut down on tire kickers would be to use an answering machine (ala Joe Kaiser) to “filter” the calls. In the message tell them the pertinent info (beds, baths, garage etc). Also include how much money they’ll need to have up front to get in, monthly rent, the fact that there is an application fee and credit and criminal background will be checked (and whatever else you come up with).
The people who leave a message will most likely be “real” prospects.
