How do I get into the pre-foreclosure and foreclosure market? I attended the Carleton Sheets seminar and have access to his real leads listing of these properties. However, I don’t think it is current. And, it doesn’t have the owner contact - just the lender. but I thought the whole point in pre-foreclosures is to get to the owner BEFORE he forecloses. Is it a pain to purchase foreclosed properties? is it really where the money is? will it be worth my while going down this road rather than looking for other types of seller-motivated properties? Appreciate any advice.

I have researching this for awhile. You can go to your county clerks office and find out what properties are at risk,usually if they are tax delinquent they are in some form of foreclosure!Also you can go to any bank and see if they have any properties at risk.
