If it’s any help to you… I have a private investor that I work with and our mutual agreement is, I find the property, I do the research, I do the rehab, and he fronts the money for the project. Once the property sells to an end user, we split the profits 50/50. This formula works best for me because it’s quick (I don’t have to worry about rehab draws, escrows,etc.) and I can offer all cash to a seller and close quickly (people love all cash and quick closings). There are other investors that may require other terms. Most, I find, are fairly flexible. They just want to make a safe return on their investment. Hope this helps some!
