I have a deal that I am trying to work right now that looks like this.
home will be foreclosed by the end of august
found a buyer who is willing to pay the right price (470K)
highest appraisal avaliable is 490K
her daughter is also going on the loan with her and has a high 500’s credit score
Im being told she can only get a loan of 90% LTV and I have maxed out the amount I can get for the appraisal.
anyone have any reccomendations for another way to make this deal work? thanks in advance!

I suggest the lender try to do a rescore after cleaning up some items causing problems on the credit report. Time, of course, is of the essence. E mail me at questions_j@yahoo.com if I can be of any further help
