Make sure you have a clause in your contract or an addendum that states your earnest money deposit check is to be held in escrow uncashed until the date of closing.

I don’t have funds. so I also obviosly don’t have the "required " Proof of funds. How does one overcome this hidderance? anyone know? Please help I’m going to realtors office in the morning,with a post dated check (dated for closing date) for earnest money dep.But I won’t have the funds for the down either till I get the property fliped at a simultanios closing .
