Thanks for the response and great suggestions, although money is an issue and I have seen several many picures of the property and the community. It’s in an exclusive gated community in Hawaii and I do need someone who’s there and knows the area and the property. I am a 54 year old actor and a new investor and am looking for opportunities where I can find them as long as the numbers make sense and I have a way of verifying the market value of this property and get good comps and someone there who knows the area and this property and that may be a real estate broker or agent. The home is a 20 acre ranch and is listed for about $300k below the supposed future appraisal. This guy said the owner would stay on the loan and I’m looking to pay nothing down until I sell it or pay a minimum down and the rest when I sell the property.I’m looking for buyers and perhaps I can get him to give me an option to buy it at a certain price and then to see if I can get close to fair market value.Now this guy is an investor and doesn’t want to have a property with a $6300. a month mortgage just sitting there. He’s actually flipping it for a friend who just weants out and he’s looking to pocket $300K himself. He claims there is plenty of money for everyone as it future appraised at $300K above the asking price. I really want to see that appraisal in writing. Thanks for the response Paul. I would very much appreciate any guidance and help you could provide. I have a little info about the property below and have pictures of it if that would be of value to you or anyone else who might want to see them. In your opinion what strategy do I need to use when I’m speaking with others in detail about this property to assure myself that they won’t take the info I provide and attempt to call the owner of the property to work out a deal for themselves? I want to believe that everyone has everyone’s best interest at heart and I also need to be a smart business man and I’m unsure what to do in a situation where I divulge info to agents and etc. that I don’t know. Is this something I don’t need to worry about? I understand I really need to lock in an agreement between myself and the owner iommediately and maybe that’s the answer. At this point however, I’m just doing my due diligence. What are your thoughts and or suggestions regarding this? . If the location of the exclusive gated community is somewhat South of Waimea, which might be called Kamuela on your map, I wouldn’t count on a fast resale.

The island of Hawaii has about 200,000 permanent residents, most of whom live in proximity to either Hilo or Kona. The driving time required to get from the less populated areas to the services available in the cities will significantly reduce your potential buyer pool.

Just an opinion, as Ron Starr said, the best thing to do is personally inspect.
