I would really like to lower the cost of insurance on my 14 rental properties (SFR’s and duplexes). I have heard that some companies offer a single policy that covers all properties. I have also heard that it is possible to get insurance that covers the purchase price instead of the replacement price of the property. Does anyone have experience with these types of policies? I cannot find any local companies that offer these.

Self Insure

Sort of.

I have all my rentals(58units) on one policy. I pay for a flat amount coverage per property. I decide what to insure on each house or duplex. No replacement cost, no bells and whistles. I also pay about $45 per property for liability insurance($1,000,000 per incident). Any local independent insurance company should be able to write the policy.

Check out National Real Estate Insurance Group. They can insure properties all over the country. Good rates too.
