Consider a CPM; Certified Property Manager. As a group, they are outstanding. You can find one at www.IREM.org
Pick a few, interview to find a good fit.

A guy I funded (HM loans) needs a property manager for a portfolio of SFR
property in Dayton. All city center, mostly north or west side of Dayton.
Mr. Landlord recommends property managers who are part of NARPM : National
Association of Residential Property Managers. At least that is what my memory
tells me. I believe he said that they tend to follow his model.
Any suggestions for a quality property manager in Dayton. Lowest cost is not a
criteria. Quality of execution is what matters most.
