IF… seller signed an “Exclusive Right To Sell” listing … Then the Seller, upon a “meeting of the minds” with the buyer or if the property was introduced to the buyer via the efforts (procuring cause) of an agent then the agent upon closing is due a commission, providing however your state law says the same as mine.

If you have an exclusive listing with the owner, then yes he can find a buyer also., but you should still be paid your commission.
