I recommend Bill Bronchick’s basic L/O training 3 videos and a manual to get you started. Tell the Owner to cancel his contract with the Agent so you can get it without commission.

Because of a new job, I am moving to a small town where rental homes are very limited. The only home that has possibility is a 3bed/2bath that the owner is currently trying to sell through the local (1 of 2) realtors there. The place is in good condition (needs an afternoon of elbow grease cleaning) but is still not selling. Owner has offered L/O possibility with it or month to month rent. Any suggestions about how to win on the L/O? I don’t want to own this house but with some work it could be a potential flip. Any comments would be appreciated…
