I’ve found that for single family first-time buyer properties that a headline with the downpayment and monthly mortgage payment works well. Then the number of bedrooms, baths, about two features (age, style, garage, fenced yard, extra room, located near park, church, freeway, etc) address, maybe the price, the open house days and hours, and a telephone number.

For a duplex, you might advertise “let the renter help” and give something that shows the rent monthly cost to own the property.

I suggest that you do what I offen do when writing an ad: get a couple of the local newspapers and read the advertisements in them. Pick out the words and ideas that you think will work well.

I have my first chace to retail a house and I wanted to know if anyone has any catchy ideas to attract a homebuyer? I am asking market value for a completly rehabbed 2 family home (3 bdrooms over 2 bedrooms).

Any ad advice would be appreciated!
