Does the original contract state that you have the right to assign your position to another party?
If it does, you can sign an :Assignment of contract: with the original seller. You give the origianl seller the right to sell to your end buyer for a fee. The fee can be the differrence of what you agreed to buy from seller and what you agreed to sell for. That way title does not need to go through you. It goes from original seller to your buyer. You just pull yourself out of the deal.
