Ditto on Berwyn’s comments. I’m going on my 2nd year with my Section 8, no problems. The house is well maintain and so is the yard. You shouldn’t have any problems as long as you screen candidates WELL. Just purchased 2nd property, hopefully I’ll find another Section 8!

I recently found a string of messages on another news group
regarding the pros & cons of renting to section 8 tenants.
All the info had already been removed from the server and all I found were the subject headings. Can anyone give me info on this subject? I am working on a deal for 10 2-family
houses all rented to Section 8 Tenants.

Pros:
You know you’ll get the rent on time.
You have a 1 year lease
The tenant has to behave to stay qualified.

Cons:
You still have to check them out like any other tenant regarding how they respect the property.
You have to keep the property up to HUD standards and be inspected annually. (Only a problem if you’re a slum lord, the requirements are pretty basic)

I’ve only had one sec 8 tenant, elderly lady living on Social Security. I wish all my tenants were like her.
