Use a corporation (C or S depends on alot of factors), pay yourself the lowest salary “reasonably” possible. The remaining profit above the salary should be free from SE Tax.

I am a Real Estate Dealer. How do I avoid paying self employment tax. Are sales of Real Estate by LLC subject to self employment tax? If I am a dealer can I avoid paying self employment tax if I sell the asset out of an S Corporation?
