You would be engaging in brokerage without a license. One of the agents might take you up on it, but they also might be liable to report you (the last person you want to know that you’re practicing without a license, is a licensed agent) and you could get in a bit of trouble.
Why not simply put a house under contract and then assign the contract to him? That would be legal.
