You would be engaging in brokerage without a license. One of the agents might take you up on it, but they also might be liable to report you (the last person you want to know that you’re practicing without a license, is a licensed agent) and you could get in a bit of trouble.
Why not simply put a house under contract and then assign the contract to him? That would be legal.

Hello you wonderful people!
I have a buyers name who insists on purchasing in a certain subdivision, (he is out of town now) my question is this is a hot lead can I have the 6-8 realtors who have listings in this subdivision…can I do a contract with them for 2-3 thousand for his name, thus when he arrives and if they sell him a listing, i have a contract with them to get my cash, as they would be the selling and listing agent!!
