Who did the advertisement? Usually an ad by a realtor states that potential purchasers should not rely on the ad as far as the items included in the sale of a home. What was sold without the necessary permits? Did you review the appraisal on the home prior to closing?

If a home is misrepresented/advertised as having several features, and a home inspection later reveals many of these features are not operational and were done without necessary permits, does the seller have any obligation to pay for buyer’s expenses incurred for this failed sale? NOTE: Seller’s Disclosure listed no problems.
