I’m wondering just the opposite, when is it better to Buy on L/C vs. L/O? What are the preferable ways in sequence for buyer to buy from a motivated seller. Is it :
subject-to
contract-for-deed
lease-option
a cash sale is not even a question here. I have a seller, haven’t pitched subject-to yet. Has already agreed to a L/O. I am wondering how L/C would benefit us both, and how do I pitch this to him to be more desirable then L/O? I will go for the deed first.

I’m getting ready to unload a 4/1 “handyman special” I am planning to go the l/o route, but I am thinking for the right buyer, I could consder a Land Contract sale.
Yes, I know there are tax differences, and there would be greater legal problems for me if the buyer finked out, but a land contract with a larger amount up front might sell better considering the buyer has to do about 5k in repairs. What do you think?
