Doug,
If you are the seller, it (supposedly) helps to protect you from the tenant/buyer claiming he has an equitable interest in the property if you should have to do an eviction. However, I have never seen any references to any actual court cases. Does anyone else on this board know of any court cases involving equitable interest that they could cite?
