I met with the seller today. He has 4 more years permission from the city and after that he need to be conected to the sewer and water system.
Expance $200,000.- I think I will cut 100,000.- from the price (at 15% cap now)and see what happand

Izak I am very familiar with sewer treatment plants. My family had a park (150 sites) that had one. depending on the state and regulations the price can
very greatly. Your main concern should be that the plant is in good working condition. Also, make sure that the plant is has been in compliance with the state. I would call the state and demand from the seller that a inspection be done. THe seller will not like this idea. If he shys away from it or gets aggitated by the suggestion. Run and run fast and never look back. After we sold our park with a plant we swore we would Never own another park with a treatment plant. Good Luck. Scott
