Jim,
Why try to limit your marketing to sellers who will only accept certain terms?
When I run ads etc. I market to people who need to sell there house.
After talking to them, THEN I determine what type of offer to make.
A simple ad should do just fine.

I Buy Houses
Any area, price range, condition or problem
Top dollar paid/fast close
xxx-xxx-xxxx

This will get some calls for you.

When I put an Ad in the paper to try and attract sellers that will Lease/Option their house to me, should I put something along the lines of “Get Top Dollar for your House”?

I am looking for a good ad to put in the paper to attract possible L/O deals. Any suggestions?
