We have government agencies, third parties, and churches pay the deposit for the tenants all the time. In almost every case, whoever pays it is paying it on behalf of the tenant, meaning that the deposit now belongs to the tenant. If you have to evict them, I’d be darn sure that there is not anything left over - KEEP THE DEPOSIT! If they broke their lease, you can use it for lost rent, advertising for new tenant, repairs, legal fees, eviction costs, etc. When I evict someone, they DO NOT get their deposit back AND we usually sue them for whatever is left!!!

I have a tentant i will be evicting (court hearing is tomorrow)There will most likely be nothing left of the deposit once all repairs are made. However, assuming there is some left, the tenant wants it back. The Social Services department of Baltimore City paid the deposit for them. The tenant did not pay me the money. Anyone ever run into this before?
