Read everything here, both these posts on a regular basis and the articles, and get some materials and learn. Sorry about the jerk who posted and got zapped off, the down side to this site is there are jerks out there too.

I’ve just found this site which looks wonderful!
I’m ready to start buying real estate and making money
I’ve got:
-about $5500 in cash,
-lots of debt (about $30K including student loans) & lousy credit
-steady income between $60-$80K
-a reliable life-partner with student loan debt, decent credit and no income (she’s a student)
-a market with steady/slowly rising prices
-unlimited supply of tenants (I live in a area with MANY well heeled college students)
-the Carlton Sheets course (it arrived yesterday)
I want:
-a nice place to live (I’m renting now)
-to make money
-to improve my credit and get out of debt
Any advice about where to begin, warnings about what to avoid? sources of information? Is it possible to achieve my 3 goals?
