I cannot speak for Statewide.

However When a note funder including myself looks at a deal and has an appraisal ordered to confirm or determine value we ask for an independent objective opinion of value.

Does anybody have experience with Statewide table funding (aka simultaneous closings) owner financed notes?

Generally, do their appraisers err on the side of being conservative?
